Handmade bespoke kitchens with a choice of selected quality veneer doors are available to compliment the walnut kitchen carcasses. Fully integrated SMEG appliances comprise: stainless steel electric oven fitted under worktop; gas hob & extractor fan and also a combined washing machine / tumble dryer; fridge / freezer and dishwasher.

Bathrooms and Shower Rooms

All bathrooms and en suite shower rooms have wall hung Vileroy and Boch sanitary ware and a choice of designer porcelain floor and wall tiles. All taps, shower units and mixers are by Hansgrohe. Generally, mirrors are fitted above wash hand basins. Showers are fitted above most baths. The en suite bathrooms in apartments 2, 5, 8 and 10 feature walk in shower rooms.

Windows and Doors

High performance Scandinavian white timber windows are side hung and open in for easy cleaning. The windows are an integral feature of the development, spanning from floor to ceiling in some of the units. Internal pass doors will be timber oak veneer and fitted with satin finished stainless steel ironmongery. Fitted wardrobes are featured in all apartments while some feature walk in wardrobes.

Heating and Hot Water

Independent gas central heating and hot water with individually thermostatically controlled radiators in all rooms, served by a combi boiler system.

Electrics and Lighting

13 amp wall mounted sockets in all rooms except bathrooms and shower rooms. All properties have downlighters in kitchens, halls and bathrooms, whilst the living spaces have a mix of downlighters and / or pendants.

Telephone and Television Points

Telephone and television points are installed in the Living Room and Principal Bedroom. Each unit has pre-installed broadband cabling and has also been wired for sky and sky plus, connecting into a communal satellite dish.

Smoke Detectors

Mains connected smoke detectors are installed in central positions in each apartment.

Decoration and Floor Coverings

Walls will be painted with two coats of emulsion. Solid hardwood flooring will be provided to the Living/Dining Rooms and Hall, and a choice of designer porcelain floor tiles will be available in the Kitchens.

Common Areas, Car Parking and Bicycle Store

The stairwells will be completed and illuminated to an attractive standard, and finished with hard wearing carpets. Each apartment will have the use of a parking space within the central courtyard, which will be secured by electrically operated gates. Sheltered bicycle storage is also provided in the courtyard.


Entry to each apartment will be controlled by a door entry system with an intercom at the main entrance and a handset located in the hall area of the apartment.


A pack of relevant manuals for each property will be given to the purchaser on completion and handover of the individual properties.


All common areas within the development will become the responsibility of the Resident's Association and will be administered by a professional factor who will be appointed on the completion of the development. They will arrange for cleaning of the common areas in addition to the buildings insurance, landscape maintenance and payment of the common responsibilities charge.
